Site Analysis

25 College Street is centrally located with Wellingtons CBD. The site is a 5 minute walk from Courtenay Place - one of the main streets in the city, known for its entertainment and nightlife - College Street in contrast is more of a retail area where it shuts down during night hours and operates during working day time hours.

Historically Māori were the first occupants in and around what is now the Central Area. After 1840 the city significantly grew due to early colonists moving to the sheltered waters of Lampton Harbour. Most of the employees from the city commuted from the suburbs into the CBD making the cities population low compared to the vast number of the peripheral suburbs. Wellington's city CBD saw a significant growth between 1996 and 2001, contributing nearly 60% to the cities population growth over all. The residential population of the central area came to a high of 18,000 people in 2006 - expected to grow to 23,500 by 2016.

Surrounding 25 College Street are business' such as food stores and café's - Moore Wilsons, Café L'affare and Zaida's - Retail shops that sell fashion and home wares - Miss Wong, Nood, Citta Design, Goodness, Room 99 and Magnolia Trading Company - Services - Absolute Upholstery, Milne Print, Pit Stop, Mayer & Toye and  Express Printing - Then beauty and health retail store - Chop, Simply Skin and Osteopathy on College. Above the site are Trinity Apartments, a residential block of apartments.

The structure has been analysed elastically, according to seismic and wind requirements, and supports the boundary wall under the lateral loadings. The roof is constructed of 'Trimdeck' sheeting supported on timber purlins. - unfortunately this was the insignificant amount that I could read from the scanned papers.



Over all 25 College Street is within an area where business's are being successful by selling products in all areas of retail. Within the range of retail spaces there are no real big brands (apart from a couple) located in the area. I think positioning a well known about brand and product will capably sell well. The people who walk past this site and through this area will majority of the times be people who work, live or shop in near by areas. This could limit the foot traffic passing the store but ideally the location could be seen as a destination store.
